1. About this policy
This Cookie Policy explains how the ERA Pipera 150 website uses cookies and similar technologies. The website presents the ERA Pipera 150 boutique apartments, provides indicative apartment inventory and Project information, and enables prospective buyers to submit enquiries or request viewings. The Project is developed and promoted under the La Reserva brand. The website operator is TWO PROPERTIES S.R.L. (Trade Registry J12/681/2020, CIF RO42298060), with registered office at Str. Măcesului, No. 7, Building II, Floor 2, Apt. 6, Cluj-Napoca, Cluj County, Romania.
The policy describes the categories offered through our cookie banner—necessary, preferences, analytics and marketing—why those categories may be used, and how you can control them. It should be read with our Privacy Policy, which explains the wider processing of personal data, and our Terms and Conditions.
The exact technologies active on the website may change as the website develops. A category or potential provider described here may be inactive at a particular time. Most importantly, optional analytics and marketing technologies are used only where the consent required by law has been obtained.

2. What cookies are
A cookie is a small text file that a website asks a browser to store on a computer, telephone or other device. Cookies can contain an identifier and limited information used to recognise a browser during a visit or on a later visit. Session cookies normally expire when the browser closes. Persistent cookies remain until their stated expiry, until replaced, or until you delete them.
We may also use technologies that perform related functions, including local or session storage, tags, pixels, software development kit functions and server-side event records. In this Policy, “cookies” is used as a convenient collective term unless a distinction is important.
Cookies may be first-party, meaning set for the ERA Pipera 150 website domain, or third-party, meaning set or read by another service integrated into the website. Whether a provider can identify you depends on the identifier, the provider’s other data, your account status and its practices. An identifier that singles out a device or browser can constitute personal data even if it does not contain your name.
3. Cookie categories
3.1 Necessary
Necessary cookies support functions needed to provide the website or a feature you expressly request. They may preserve security and load-balancing state, route traffic, prevent abuse, transmit a form, maintain a session and remember whether the cookie banner has been answered. The website cannot reliably provide these functions without them. They are not used to create advertising profiles.
Where applicable law permits, necessary technologies do not require consent because they are strictly necessary for communication or for a service requested by you. Our other data-protection duties still apply, and we limit their use to appropriate operational purposes.
3.2 Preferences
Preference cookies remember optional choices that improve or personalise the interface, such as language, display settings, dismissed interface elements, media choices or other convenience features. If a preference is not essential to a requested service, it is stored only after the required consent. Refusing it means the website may ask again or return to default settings.
3.3 Analytics
Analytics cookies help us understand how visitors reach and use the website. They may record page views, navigation paths, approximate location, device and browser characteristics, interaction events, referring campaign and technical performance. We use resulting reports to assess which apartment information is useful, diagnose usability issues and improve content and performance.
Analytics may be configured to reduce data, for example by limiting retention or using aggregated reports, but it remains optional where consent is legally required. Analytics cookies and associated tags do not load before valid consent in that category. The analytics category may remain entirely inactive if no analytics provider is deployed.
3.4 Marketing
Marketing cookies may measure advertising campaigns, record that a visit followed an advertisement, limit repeated ads, create or match audiences and help show advertising considered more relevant. Providers may combine website events with information from their services, subject to their own notices and your account settings.
Marketing technologies are non-essential and are not activated through the website until the consent required by law is recorded. Refusing marketing cookies does not prevent you from seeing advertisements elsewhere; it may make them less tailored and prevents our website from intentionally placing the relevant optional marketing tags. This category may also be inactive when we are not running campaigns.
4. Consent and legal basis
When you first visit, the banner or settings panel allows you to accept, reject or choose non-essential categories. Necessary technologies operate independently because they support the service, security or recording of your choices. Preferences, analytics and marketing are controlled by consent where required under Romanian and EU rules governing terminal equipment and personal data.
Consent must be freely given, specific, informed and indicated by an affirmative action. We do not treat silence, continued scrolling or a pre-selected optional box as consent. Choosing “Accept all” enables the optional categories identified by the interface. Choosing “Reject non-essential” leaves them disabled. Granular settings let you choose categories separately.
For personal data generated by consent-based cookies, the GDPR legal basis is generally Article 6(1)(a). Necessary security and delivery records may be processed on the basis of legitimate interests in operating a safe, functional website, Article 6(1)(f), as well as applicable rules for strictly necessary storage or access.
You can withdraw optional consent at any time with effect for the future. Withdrawal is as easy as giving consent through the cookie settings mechanism. It does not invalidate processing carried out before withdrawal, but optional tags should no longer activate on subsequent page activity once your revised selection takes effect.
6. Third-party services
The website may link to or, where configured, embed services operated by third parties. Potential examples include analytics platforms, advertising networks, map services, video players, social-media features, bot protection and consent-management providers. A direct link normally does not set a third-party website cookie until you follow it, but an embedded service may make a request to its provider when loaded.
Optional third-party embeds or tags are blocked until the relevant consent where required. Some security tools may operate as necessary where they are genuinely needed to protect forms or traffic. We assess their purpose rather than categorising every third-party tool as optional or every first-party cookie as necessary.
If you choose the WhatsApp contact option, your device opens a service operated by a Meta group company. WhatsApp may process information under its own privacy and cookie terms, independently of our website settings. The same principle applies if you follow a map, social-media or other external link. You should review the destination service’s controls and account settings.
Third-party providers may update their technologies and names. Their own policies explain how they combine identifiers with account or advertising information, where they process data and how to exercise platform-level choices. Our consent setting controls whether our website intentionally activates the optional integration; it cannot delete data already held independently by a third party or control cookies placed when you visit another website.
7. Duration and retention
A cookie’s lifetime should be proportionate to its function. Session and security cookies may last only for a request, session or brief risk-management period. The consent cookie usually lasts long enough to avoid repeatedly asking for the same selection, after which the banner may reappear. Preference cookies may persist for several months. Analytics and marketing durations depend on provider configuration and are limited where appropriate.
Expiry does not always equal the period for which associated server-side information is retained. Aggregated analytics reports, consent evidence and security logs may be held separately under the retention principles in our Privacy Policy. Consent evidence may be kept for the relevant limitation period to demonstrate compliance, while raw analytics or campaign-level data may have shorter configured periods.
You can delete a persistent cookie before expiry through browser controls. A provider may refresh an expiry when the cookie is used, subject to consent and its configuration. We seek to avoid durations longer than reasonably needed for the stated purpose.
8. Managing your choices
8.1 Website cookie settings
You can reopen the website’s cookie settings using the cookie-management link or button made available in the site interface. There you can review the categories and change optional choices. Saving a new selection should update the consent record and govern future loading of controlled technologies.
8.2 Browser and device settings
Most browsers let you view, block or delete cookies, block third-party cookies, clear site data on exit or send privacy signals. Instructions are available in the browser’s help pages. Mobile operating systems and platform accounts may also offer advertising identifiers, tracking permissions and personalisation controls.
Browser deletion can remove the cookie that remembers your consent, causing the banner to appear again. Blocking all storage may prevent the website from remembering a rejection and can affect necessary features. Settings generally apply per browser, device and profile, so choices may need to be repeated elsewhere.
8.3 Provider-level choices
Advertising and analytics providers may offer opt-out pages or account controls. These can complement, but do not replace, our consent interface. “Do Not Track” signals are not interpreted consistently across the industry. Where the website supports a recognised legally effective preference signal, it may be treated as an opt-out or rejection according to the implemented configuration.
9. Consequences of your choices
You can reject preferences, analytics and marketing without losing ordinary access to Project descriptions, indicative apartment information or contact details. We will not deny an enquiry merely because optional cookies were rejected.
Some convenience settings, embedded maps, videos or personalised elements may not work until the relevant category is enabled. Analytics rejection means your visit is not intentionally included through the controlled analytics tags, which may reduce our ability to measure website improvements. Marketing rejection limits website campaign measurement and audience functions but does not stop general advertisements on unrelated services.
Necessary cookies cannot be disabled through the category panel because they support requested or essential operations. They can often be blocked at browser level, but doing so may impair security, forms, consent storage or page delivery.
10. Personal data and transfers
Cookie and event information can include online identifiers, IP address, timestamps, pages viewed, approximate location, browser or device attributes, referrer and interactions. When combined with form or platform-account data, it may relate more directly to an identifiable person. We do not use the website cookie banner as permission to collect sensitive information through a lead form.
Some global providers may process information outside the European Economic Area. Where we are responsible for a restricted transfer, we use an available legal safeguard, such as an adequacy decision or European Commission Standard Contractual Clauses with supplementary measures where appropriate. Providers acting independently describe their own transfers in their privacy notices.
Your rights of access, rectification, erasure, restriction, objection, portability and consent withdrawal are explained in the Privacy Policy. The availability of a particular right depends on the processing and legal basis.
11. Changes to this policy
We may update this Policy when technologies, providers, configurations, legal requirements or Project website functions change. The revised date will appear above. A material new optional purpose will not be treated as covered by an earlier unrelated consent; the banner will request a fresh or updated choice where required.
Because cookies can change more frequently than general legal text, you should also consult the details shown in the current cookie settings interface. In case of an unintended discrepancy, we will apply the classification and consent standard required by law and correct the disclosure.
12. Contact
